Is Selling to a Cash Home Buyer Legit? How to Spot a Fair One
If you've thought about selling your Sudbury house fast, you've seen the signs and ads: "We buy houses for cash." It's a legitimate way to sell, thousands of Ontario homeowners do it every year, but like any industry, it has good operators and bad ones. Here's how to tell them apart so you deal from a position of strength.
How cash buying actually works (and why it's legal)
A cash home buyer is a private investor or company that buys your property directly, with their own funds, instead of listing it for you. There's no bank financing to wait on, no agent in the middle, and no MLS listing. You sell, they buy, a lawyer handles closing. It's a normal private real estate transaction, the same kind of purchase agreement any buyer and seller sign.
Green flags: what a fair buyer looks like
- They're local and easy to verify. A real address, real reviews, and real people you can meet, not just a 1-800 number.
- They explain the offer. A fair buyer shows you the math: comparable sales, minus repairs. If they won't, that's a problem.
- No pressure. You should never feel rushed or cornered into signing on the spot.
- No upfront fees, ever. A legitimate buyer never asks you to pay them anything.
- They close with a real lawyer. The deal goes through a licensed Ontario real estate lawyer, properly.
Red flags: when to walk away
- They pressure you to sign immediately or "before the offer expires."
- They ask for any money upfront, application fees, "deposits," or admin charges.
- They won't put the offer in writing or explain how they got the number.
- They want you to sign over the deed or a power of attorney before closing.
- You can't find a single real review, address, or named person behind the company.
Smart questions to ask any cash buyer
- How did you arrive at this number?
- Are you buying this yourself, or assigning the contract to someone else?
- Who is the lawyer handling closing?
- Is there any cost to me, at any point?
- What happens if I change my mind?
Protect yourself, it's simple
Two steps cover most of the risk: get the offer in writing, and have your own lawyer review the agreement before you sign. A fair buyer welcomes both. In fact, we recommend every seller get independent legal advice, it's your biggest asset, and a good buyer has nothing to hide.
